Fundraiser for the local elementary school PAC's

Come and join us for our 4th Annual Family Day event. Once again we're setting up in the Gym at Gibsons Elementary School on Monday the 8th of February at 3:00 in the afternoon. Admission is a non-perishable food bank item and feel free to bring a pillow to sit on (we will have chairs too). The Concession will be run by the Gibsons Elementary PAC with all proceeds going to them. Doors open at 2:30.

Sunshine Coast Real Estate 2015 Year in Review.  Average Sales price is up.  Inventory is down 21.4%, Homes sold is up 33%, Dollar Volume is up.  This is a balanced market, headed towards a Sellers Market. Gibsons prices are up 13.7%, Roberts Creek Prices are up 11% and Sechelt prices are up 11.6%.  (one year change for 2015)

Gibsons & Sechelt Statistics

 

Sunshine Coast Real Estate is very active at the moment.

 

Days on the market have come down and many houses are selling within a week of hitting the market.  So if you are interested in purchasing be prepared to move quickly.  Sales to Active listings is up so this market is starting to lean towards a Sellers market.  Inventory is down and homes are selling for roughly 95.% of the list price.  Sales are significantly up from last year.  If you are thinking of Buying given the current state of the Market in December of 2015 you should be prepared for Seller's to be less open to lower offers and possibly competing against other Buyer's that have been waiting and who have missed out on other properties.  If this trend continues given simple Economics of supply and demand prices should be continue to climb and more buyers may be looking to get into the market as interest rates appear to be going up.

Three days left to donate to the 2015 REALTORS Care® Blanket Drive 

Re/Max Top Performers are busy Collecting Blankets and clothing for the people that really need them.

All donations remain in the community in which they were collected!



The 21st annual REALTORS Care® Blanket Drive wraps up on Monday, November 23.


The recent wet and cold weather has increased the need for blankets and warm clothing across the region. Some shelters are experiencing difficulty keeping up with demand. 

“One charity ran out of blankets and contacted us for help earlier this week,” Darcy McLeod, Real Estate Board of Greater Vancouver president said. “One of our volunteers delivered a load of donations within a few hours to help them re-stock and meet the growing demand for warm clothing.”

Residents can drop off donations at any of the more than 100 participating real estate offices throughout the region.Click here for a list of participating offices.

Clothing items we’re looking for: 

• blankets, sleeping bags

• warm clothing - coats, jeans, pants, sweaters

• scarves, gloves, mitts, hats

• socks (new) 

• underwear (new) 

Each year, the REALTORS Care® Blanket Drive provides warm clothing and blankets to more than 19,000 Lower Mainland residents in need. Since the Blanket Drive began in 1995, the program has helped more than 275,000 people in our communities keep warm and dry during the winter months.

Wow oh Wow. Such a beautiful day on the Sunshine Coast. What an amazing turnout! We couldn't be more thankful to all our wonderful friends and clients for making our Pumpkin Carving Party such a huge success. We gave away 4 full bins of pumpkins (3000 lbs)for a trailer load full of food bank donations. With our concession stand and cash donations we raised over $550 dollars, all of which will also be donated to the local food bank. We look forward to our 10th year in 2016!! Thanks again to everyone.

October is once again upon us and with it brings the changing fall colours, the return of the rain and, of course, thoughts of all things pumpkin.  I agree that Pumpkins are a bit overdone these days with a new "Pumpkin Flavoured this" or "Pumpkin Spice Flavoured that" everywhere you turn, but I still think that carving pumpkins is still decidedly old school and enjoyed by all.

 

I hope that you'll all come and continue the tradition this year by bringing your food bank donations to trade for a pumpkin to carve and the joy of creating your Jack-O-Lantern amongst friends and family.  Once again all are welcome and we'll have Hot Apple Cider and treats for sale with all proceeds going to the Food Bank.

Now that March is upon us and the Sun is poking out from behind the clouds from time to time more people's thoughts begin to drift to dreams of Real Estate.  Springtime is typically the busy time of year in the market and for a good reason, things actually begin to look nice again!  Nothing helps curb appeal like a blossoming cherry tree or row of blooming daffodils.  For those Albertan buyers the simple lack of snow banks in February is enough to inspire them to buy a house.

 

The most frequently asked question of me at this time of year is "How's the Market going to be this year".  As usual my crystal ball has been on the fritz and the Magic 8 ball continues to mock me with replies of "Ask again Later".  What I am able to do though, is look into the past and use this information to try and paint a picture of the future.  The Real Estate Board of Greater Vancouver provides us with enough statistics to bore even the most interested of economists to death but there are a couple of choice figures that I think are interesting. 

 

The first of these has to do with median sale prices on the coast.  If we take a look at the 12 month period leading up February 2013 and compare it with the previous two years ranging less than $10,000 in the past 3 years. 

 

 

If we continue to see low rates in mortgages, then I expect that this trend will continue this year as well.  Things are taking longer to sell and it's not a lot of fun to be a seller in a time crunch but for the most part prices are stable and many sellers are choosing to wait for the right buyer rather than slashing thier prices.

 

The other statistic that is interesting to look at as we move into the spring is the level of inventory coming on the market.  For the last couple of years February has seen huge surges in listing inventory, evidenced by every other house having a "For Sale" sign in front of it.  This past February has been a bit more subdued:

 

 

Now keep in mind that our total listing count on the Coast is still pretty high, and it's still early in the season but if this trend continues then it could make the market more favourable to sellers as reduced inventory will force buyers to be less choosy about what they want.
